Dubai has many great options when it comes to buying real estate. The truth is, there is no right or wrong area to buy in the city… it all depends on personal preference. But it must be said, location, location and location are the three most important factors when deciding the best property investment for you in Dubai.
As an investor, the popular areas are Jumeirah Beach Residence (JBR), Dubai Marina, Emaar Beachfront and the Palm. Each place has access to the beach, which is of course perfect for those wanting to let out their units to short-term tenants. Sites like Airbnb are always popular for those wanting beach holidays, and typically rents are the highest in these locations compared to other parts of Dubai.
The most exclusive area remains the Palm, the brilliant man-made island which has drawn so much attention to Dubai. There is less availability here, however, as most of the plots have been built and snapped up quickly. We sold a lot of units (Over 2billion AED) in Five Palm when it opened in conjunction with the developer. This is one of the island’s most exclusive and high-end venues, and still very popular amongst tourists today. Land is running out on the Palm, so if you see an opportunity to buy there, you’re likely to face lots of competition and will need to act quick.
JBR is perhaps the second most popular area, probably due to its proximity to the beach. The food and beverage options here are second to none and many large chains have chosen JBR for their Dubai home. The Walk at JBR provides a stunning and beautiful option for those wanting to have a casual stroll, and the entertainment venues ensure the nightlife is always buzzing.
Dubai Marina is another stunning part of Dubai. There are many restaurants, bars and some of the best views of high-rise tower blocks surrounding by beautiful water. You can do lots of activities from the Marina and can get a bargain on units. The Marina has taken close to 15 years to be what it is today, but they are constantly developing it and creating new opportunities for investors.
